A hard storm to weather

We have had some tough news recently in our local paper.  Many first time home buyers were taken advantage of with escalading mortgage, ARMs and Interest Only Loans.

My word - in short.  If it sounds too good to be true, it is.  Second, get a Realtor to act as your Buyer Agent.  A Realtor that truly represents you will not protect you from the pitfalls of a ARM mortgage or Interest Only loan, but they will educate you on the risks.  Then just like any investment, you must decide to take that risk or approach your Real Estate investments more conservatively which may mean you buy a smaller, less expensive home to start.

No matter what, Buyers deserve representation.  All Realtors and new home builder representatives work for the seller.  Only Realtors can be hired to represent a buyer and until they enter into a Buyer Agent Agreement between purchaser and Realtor, they do not represent the purchaser.

Paying a Realtor seems expensive to everyone, until they get burned.  Burned by a system of crafty salesman that make the impossible seem just good enough to be irresitable and not too good to be true.  Unfortunately for many, it was too good to be true.

Spring is springing

Spring is springing.  If any homes in your neighborhood are being sold, take time to spruce up your yard now.  A small investment today will yield thousands when you sell in the future.

I am not a gardener, but I do like green grass - no weeds and the absence of bare spots.  First of all, don't use grass seed and crab grass preventive in the same season.  I made that rookie mistake.  Use grass seed in the fall, crab grass preventive now.  Second, plant some spring flowers.  Third, freshen up your mulch.  Remember you have about 4 seconds to make a first impression and you have 2 major first impressions when you sell a home.  The first is curb appeal.  When the buyer arrives, they assess the overall home.  Four seconds later you are approved or not.  The next in when they walk in the front door.  More on that later...

Some people say, "I'm not selling my home, so I'll do that when it matters."   Well, your neighbors are selling their home and their home sales price is the basis for all future home prices.  If my house (that is for sale) is green and clean, but the neighbors on both sides of me are dull, gray and not kept, then my home is for sale "in a not-so-good neighborhood."

Ultimately, the sale of your neighbor's home will affect the price you get when you sell.  So, fertilize today, clean up your yard and help your neighbor get top dollar for their home.  You will be happy you did.

Negotiating the contract is only the beginning...

We Realtors need to do a better job with the repair negotiations. Buyer Agents and Listing Agents have their part to do. Seriously folks, I keep getting Offers to Purchase with 2 days for the seller to respond to the repair request agreement for their home. What if the contract is finalized on Tuesday the inspection is on Thursday and the report arrives on Friday. How is anyone supposed to get estimates on the repairs in 2 days? Why would any seller agree to repairs without estimates? The seller needs to make every effort to get estimates, but there are times when that is impossible. Say, for instance, the HVAC or Window guy cannot come out for 3 to 5 days. Our job as Realtors is to make this process smooth. Buyers should not have unreasonable expectations and Sellers should do their best to make an informed response in the time requested. Does any one care to share their horror story?
